The Real Estate market in southwest Florida is hot and investors are flocking to that area picking up properties at a fraction of the price of 3 years ago. First things first, Florida has always attracted real estate investors across the country and the world, it is considered as prime investment location to invest money. Florida especially the south has always had steady increase of population and the tourism always bring in new money to the state economy. As the vast majority of investor target residential income properties such as single family homes, condos, town house, multi family, apartment complexes, etc. Land is usually pushed aside and ignored due to the lack of monthly residual income that investors are looking for. A tiny portion of investors are buying vacant residential land and home builders are doing the same as a large portion of the population are going to reach retirement age and looking to call Florida home. A couple of years ago in the early 2000s the southwest experienced a huge real estate explosion and land were being sold in areas called Cape Coral, Lehigh Acres, Naples, etc. Large tract of land were being purchased by developers and subdivided and sold as Quarter Acre lots at around $7,000+. Right before the burst of the Real Estate bubble those same lots were being sold at $90,000+ and investors flocked to Cape Coral Real Estate and Lehigh Acres Real Estate as the newest gold rush. Unfortunately those investors that purchased property right before the Real Estate bust lost a significant amount of money as those same lots are now being sold in the $5,000+ range. You can also find investors and individuals looking to unload their real estate portfolio and you can probably purchase property at a fraction of their current price. There is a lot of opportunity for investors that think outside the box and many will benefit financially in the next couple of years. Do not ignore Land for Sale in Florida!
